Governance & Financial Accountability provides a high-level overview of the forces that affect financial decision-making and the governance of both public and private companies, and examines the roles of boards, shareholders and government entities in governing corporations. Through readings, case discussions and guest speakers, participants discuss questions including: what qualities make a board effective, and what are the roles of various board committees?, how are public companies governed differently from private companies, and why is private equity growing so rapidly?, how does executive compensation influence managerial decisions?, what is the legal and regulatory framework governing financial decisions and reporting?, and, why do financial scandals crop up in some companies and not others? Governance, ethics, and integrity and accountability in reporting systems are central themes of the course.

Course Name: Investment Strategy for Sustainability (MBA 865)

Investment Strategy for Sustainability looks at the current best practices by asset owners and their asset managers in integrating and aligning environmental, social and corporate governance (ESG) factors into portfolio strategies and investment analysis. The course topics include: defining “socially responsible investing” (SRI); identifying parameters of ESG investment mandates; assessing the market opportunity set for SRI across asset classes; fundamentals of ESG research for investors; performance measurement and metrics of portfolios; expected environmental and social impact; and, addressing trends in global SRI. Students develop intellectual frameworks for understanding the market drivers for SRI in the U.S., the current best practices of SRI and ESG analysis, ESG analysis as extra-financial research for fundamental analysts—especially on capital structure of the firm, WACC, Beta, discount rate, risk management, models for quantifying the financial impacts of social/environmental decisions, and assessing the strengths and weaknesses of a portfolio strategy. This course is taught in a 4-day seminar format by visiting professor, Graham Sinclair, an investment strategist and practitioner of ESG analysis.

Course Name: Real Estate Development Process (MBA 854)

Real Estate Development Process introduces students to the multi-faceted world of real estate development. In this intensive semester-long course, MBA students analyze the real estate development process from the perspective of the developer, but also ensure that all other stakeholder perspectives are considered, including debt and equity providers and the public sector. The course focuses on the feasibility of real estate development or redevelopment, and develops intuitive and analytical skills necessary to create, construct and operate economically viable real estate products. The course provides the student with an analytical framework which can be applied to a wide variety of development projects, including community land development, tax credit redevelopment, and mixed-use projects. In this class, student teams select a proposed real estate development or re-development project and create a comprehensive feasibility study. These projects incorporate environmental considerations (land use, brownfields remediation, green building, environmental risks, site planning) as well as social impact considerations such as community development and low-income housing. An entire class session is devoted to each of: green building, new urbanism, and land and site planning; several class sessions deal with real estate law issues.

Real Estate Process introduces students to fundamental concepts of real estate and provides a foundation for analysis of markets, valuation, real estate law, development, capital markets and investment analysis. The course takes a “bottom-up” approach to real estate decision-making, focusing on property-level decision-making. The course is largely case-based, providing an opportunity to make decisions with the same quality and amount of information as practitioners in the field. The class often includes guest speakers representing local real estate developers and investors—for example, Cherokee Investment Partners, a firm that specializes in buying environmentally contaminated properties, remediating them, and redeveloping them. Course topics include: green building and LEED, community economic development, and other environmental and social topics.
